Key features of our proposals

  • Up to 95 high quality and much needed new homes
  • 30% of the dwellings will be delivered as affordable homes – meaning they will be made available to buy or rent at below market rates to people who most need access to housing
  • The homes will be built in a range of different sizes and styles to support different types of people, including first-time buyers, growing families and elderly people
  • All new homes will be built to the latest modern homes energy efficiency standards
  • Local infrastructure, such as highways, healthcare and education will be supported through financial contributions (e.g. Community Infrastructure Levy)
  • A new access point will be created off Lincoln Road to serve the new homes
  • Areas of public open space for recreation and play will be created
  • The development will be supported by a new sustainable drainage scheme
  • Improved landscaping will be established to make sure the development is an attractive addition to the local community
  • The development will deliver a minimum 10% Biodiversity Net Gain

As this will be an ‘outline’ planning application, we are seeking your views on these general principles of development on this site. If this outline planning application is approved, the finer details such as design and layout, will be determined at a later stage in the planning process (reserved matters).

The application will be supported by a range of technical documents that will confirm the suitability of the site for development. These will include the following:

  • Transport Assessment
  • Ecological Appraisal (including details of Biodiversity Net Gain)
  • Arboricultural Assessment
  • Flood Risk Assessment and Sustainable Drainage Strategy

  • Archaeological Assessment

The site and location

You may be aware that Peterborough City Council is currently reviewing its Local Plan to determine where houses should be built over the next 15-20 years to meet its local housing needs. As part of this, the council has asked for suitable sites to be submitted for consideration. A number of sites near or adjacent to Glinton will be considered as part of this, including this site.

We believe that our proposed development is proportionately sized, helping to support Peterborough City Council’s future housing needs and will be sympathetic to the sustainable growth of Glinton.

It is also located in a good position – allowing new homes to be immediately connected to main roads without the need to travel through the existing village centre. The new homes will also be within a short walking distance of existing village amenities.
